The Land Registry examines all documents lodged for registration to ensure compliance with legislative requirements and the statutory forms and standards. Where documents do not comply, these may be returned to the relevant party for correction and re-submission. Land Registry has developed guidance notes to assist professionals and members of the public in better understanding our processes.

These guidance notes are provided for some forms, and they should be used as a guide or information source only. Other factors beyond our control can affect the quality or accuracy of the information provided. The information in the guides is of a general nature. They are not meant to be a guide to the substantive law for any of the topics covered, nor is it a substitute for legal research. While every effort has been made to ensure accuracy and completeness, no guarantee is given nor responsibility taken by Land Registry/Lands & Survey for errors or omissions in the guidance notes. They cannot replace the advice of a legal practitioner; users are advised that in all matters, they should seek legal advice from an independent legal practitioner.

Lands & Survey or the Registrar of Lands do not accept any liability for any loss or damage incurred due to the use of or reliance upon the information provided in the guidance notes provided. If there is any discrepancy between what is set out in the guidance notes and what is set out in the law, the law will prevail.
